SITE NOTICE

Notice of Large-scale Residential Development (LRD)

We, Cairn Homes Properties Ltd., intend to apply for a 7-year planning permission for a Large-scale Residential Development (LRD) at this site on lands within the townland of Mariavilla, Maynooth, Co. Kildare bounded generally by Rye River to the north, Lyreen Glen Moyglare Ridge, and Moyglare Rise to the south, Lyreen River to the east and Moyglare Hall to the west.

The proposed development will consist of the construction of 384 no. residential units (190 no. houses, 112 no. apartments, 46 no. mews terrace units and 36 no. duplex units), a creche, c. 1.2 km greenway, open space and all associated site development works on a site of approximately 17.34 hectares as follows:

A) 190 no. terraced, semi-detached houses comprising 160 no. 3-bedroom and 30 no. 4-bedroom houses (all 2-storey dwellings);

B) 112 no. apartments, in 2 no. 5-storey apartment buildings consisting of 55 no. 1-bedroom and 57 no. 2-bedroom units (Block 1 – 29 no. 1 bed & 30 no. 2 bed; Block 2 – 26 no. 1 bed & 27 no. 2 bed) all with private open space in the form of balconies or terrace;

C) 46 no. ‘back-to-back’ 2-storey, mews terrace units consisting of 30 no. 2-bedroom and 16 no. 3-bedroom units;

D) 36 no. duplex units in 3 no. 3-storey blocks providing for 18 no. 2-bedroom and 18 no. 3-bedroom units;

E) Provision of a creche of c.430 sq.m at ground floor level of apartment building no. 2 and associated outdoor open space of c.310 sq.m;

F) Provision of c.8.44 hectares of public open space including c.6.76 hectares to provide for a c. 1.2km Greenway between Moyglare Hall Estate to Lyreen Close to the south along the Rye Water River and Lyreen River along with c.1.68 hectares of Public Open Space and c.0.41 hectares of Communal Open Space to provide for residents of the apartment, duplex and mews terrace units;

G) Vehicular and pedestrian access will be from Lyreen Close, Lyreen Drive and Moyglare Ridge, (with pedestrian access only from Moyglare Green) to incorporate associated upgrades including along Lyreen Close, the provision of 586 no. car parking spaces, 477 no. bicycle parking space, 12 no. motorcycle parking spaces and all internal roads, footpaths, bin and bicycle stores and 4 no. single-storey ESB sub-stations;

H) Provision of surface water attenuation measures, connection to water supply, provision of foul drainage infrastructure including (wastewater pumping station) to Uisce Eireann specifications and all ancillary site development, construction, and landscaping works including reprofiling of the site where required; all associated utilities (including undergrounding/rerouting of existing electrical lines, ESB kiosks, culvert, and public lighting; and,

I) Primary construction access will be from Moyglare Hall Estate to include temporary haul road (and construction compound).

An Environmental Impact Assessment (EIAR) and Natura Impact Statement (NIS) has been prepared for the development and accompanies the planning application.

The planning application, together with the Environmental Impact Assessment (EIAR) and Natura Impact Statement (NIS), may be inspected or purchased at a fee not exceeding the reasonable cost of making a copy, at the offices of Kildare County Council, Áras Chill Dara, Devoy Park, Naas, Co. A submission or observation in relation to the application may be made in writing to the Planning Authority on payment of the prescribed fee, €20, within the period of 5 weeks beginning on the date of receipt by the authority of the application, and such submissions or observations will be considered by the Planning Authority in making a decision on the application. The Planning Authority may grant permission subject to or without conditions, or may refuse to grant permission.
